No approval yet for Amaravati region master plan?

If sources in the Andhra Pradesh Capital Region Development Authority (APCRDA) are to be believed, the Amaravati Region Master Plan has not yet received formal approval from the state government.

Currently, only a preliminary prospectus exists — originally prepared by the Singapore-based consultancy Surbana Jurong during the first tenure of the Telugu Desam Party (TDP) government.

While the master plan for the core capital area received official approval, the broader Region Master Plan did not, according to sources.

Now, the Andhra Pradesh government, headed by Chief Minister N. Chandrababu Naidu, has realized this oversight could lead to legal complications. Readmore!

In response, it has initiated steps to formally approve the Region Master Plan, with the CRDA beginning public consultations.

Back in 2016, Surbana Jurong proposed two separate plans — one for the Amaravati Capital City and another for the surrounding Capital Region.

While the city plan was approved, the region plan — dividing the area into nine development zones — was never ratified.

To this day, planning still relies on the outdated 2004 Zonal Development Plans prepared by the erstwhile VGTM Urban Development Authority. However, rapid urbanization has made a comprehensive and updated master plan imperative.

The APCRDA now proposes establishing new development zones across the region, including an Economic Hub in Gannavaram, a Cultural Capital and Light Industrial Support Hub in Tenali, a Heavy Industries Hub in Sattenapalli, and a Tourism Hub in Old Amaravati.

The new plan also includes connecting Amaravati city with all nine regional zones through a structured road network.

As the existing plan no longer reflects current ground realities — especially with Green Zones shrinking due to increasing residential development — amendments have become necessary.

As part of the updated planning effort, minor revisions will also be made to the Zonal Master Plans. If the revised plan — based on the Surbana Jurong framework — is approved, the CRDA intends to implement the full Region Master Plan.
