Rs 80 Lakh a Month! Apple Grabs More Space in Hyderabad

Apple India has further expanded its Hyderabad operations by leasing 64,125 sq ft of office space in WaveRock IT Park, Nanakramguda, at a monthly rent of ₹80.15 lakh, documents accessed by Propstack revealed. The five-year lease agreement began on July 1, 2025.

The new space, located in WaveRock Tower 2.1, covers the upper ground and third floors. Apple will pay rent at ₹125 per sq ft, which includes a warm shell rent of ₹74.18 per sq ft and a fit-out rent of ₹50.82 per sq ft.

The deal also includes a lock-in period of three years and an annual rent escalation of 4.77%. Apple has deposited ₹4.8 crore as security.

With this expansion, Apple’s total footprint in WaveRock now exceeds 5 lakh sq ft, spread across multiple leases. Its first major lease in the campus, measuring 2.32 lakh sq ft, was signed in 2016. Readmore!

The Hyderabad facility, inaugurated by CEO Tim Cook in 2016, plays a crucial role in Apple Maps development, specializing in geospatial technology and data modeling.

The lease provides Apple with 64 complimentary car parking slots, each convertible into six two-wheeler spaces. Additional parking may be rented based on availability.

Apple’s Recent Real Estate Moves

This Hyderabad expansion comes on the heels of Apple’s aggressive real estate activity in India:

Bengaluru (July 2025): Apple leased 2.7 lakh sq ft in Embassy Group’s Embassy Zenith project for a 10-year term, with lease rates touching ₹235 per sq ft per month — one of the highest in the market.

Bengaluru Retail (May 2025): The company leased 7,997.8 sq ft in Phoenix Mall of Asia, North Bengaluru, for an annual rent of ₹2.09 crore on a 10-year agreement.

Industry experts note that the demand surge in commercial real estate is also tied to Foxconn’s $2.8 billion facility in Devanahalli, Bengaluru, now producing the iPhone 17 in small volumes. The plant is Apple’s second-largest iPhone manufacturing hub outside China.
